Terms of Use

Effective 9 September 2026

CorpHaus Ltd, registered in England and Wales, company number 17453226.

These Terms of Use govern access to and use of CorpHaus. By creating an account, accepting these Terms, or using CorpHaus, you agree to be bound by them on behalf of the business or organisation you represent.

1. Who we are

CorpHaus is operated by CorpHaus Ltd, a company registered in England and Wales under company number 17453226, with registered office at 77 Sunny Gardens Road, London, NW4 1SJ ("CorpHaus", "we", "us" or "our").

You can contact us at support@corphaus.co.uk.

2. Business users only

CorpHaus is a business-to-business platform. It is not intended for consumers acting wholly or mainly outside their trade, business, craft or profession.

You must be at least 18 years old and have authority to bind the organisation on whose behalf you register or use the service. If you use CorpHaus for a company, partnership, charity, local authority, care organisation, agency or other organisation, references to "you" include that organisation where the context requires.

3. What CorpHaus does

CorpHaus is an online marketplace and workflow platform that connects organisations seeking accommodation with businesses that market or source suitable properties. The platform allows eligible members to create requirements or property listings, search or receive matches, communicate, propose commercial terms and record placements.

Our matching functionality compares information supplied by members. Certain criteria may exclude a match and other preferences may contribute to a score or explanation. Matching results are informational and advisory only.

CorpHaus does not hold client money or tenancy deposits, does not collect transaction commission, is not a party to any tenancy, lease, licence, management agreement, sourcing agreement or other property transaction between members, and does not guarantee that any transaction will complete.

4. CorpHaus is an intermediary, not your adviser or contracting party

Unless we expressly agree otherwise in writing, CorpHaus does not act as landlord, tenant, property owner, letting agent, property manager, broker, guarantor, care provider or representative for either party to a transaction.

Members are responsible for their own due diligence and for deciding whether another member, property, proposed use or transaction is suitable and lawful. This includes checking identity, authority, ownership, title, licences, planning or use permissions, regulatory registrations, insurance, compliance certificates, financial standing, safeguarding requirements and the terms of any contract.

Approval of an account or listing is not a certification, endorsement or warranty. We may review applications and listings, but we do not promise to do so in every case and do not independently verify documents, ownership, regulatory status, authority to market or other information supplied by members.

5. Membership types

Membership permissions are based on the service capabilities attached to the account. Current membership types are:

MembershipCurrent priceSearchList
ProviderFreeYesNo
Agency£99/monthNoYes
Agency Pro£159/monthYesYes
Sourcer£99/monthYesNo
Sourcer Pro£159/monthYesYes

Prices shown above reflect the current launch pricing. CorpHaus Ltd is not currently VAT registered. If tax becomes chargeable in future, the amount payable and any applicable tax will be shown as required.

5.1 Provider membership

Free Provider membership is intended for organisations acquiring accommodation for their own operational use, including through their employees or contractors acting solely for that organisation or its group.

5.2 Sourcer membership

A business that primarily searches for, sources, introduces or markets properties for multiple unrelated third-party accommodation providers for a fee, commission or other consideration must use an appropriate Sourcer membership rather than free Provider membership.

5.3 Agency membership

Agency membership is intended for letting agencies and similar businesses marketing properties that they manage or are authorised to market. Agency Pro additionally permits searching for properties, including where the agency is acquiring or identifying accommodation for provider clients.

5.4 Classification and reclassification

The distinction between membership types is based on how the service is used and whose requirements are represented, not merely on a job title. We may review account usage and require or apply a move to the membership type that reasonably reflects the member’s use of CorpHaus. Where a reclassification would create a new paid subscription or materially increase a charge, we will tell you before charging the new amount unless you have already expressly authorised the change.

Moving between membership families (for example Provider to Sourcer) may require administrative approval.

6. Free membership

Free membership is still subject to these Terms and constitutes permission to use the relevant CorpHaus services. We may change, restrict or withdraw a free membership tier or its features on reasonable notice. We may act without advance notice where reasonably necessary for security, misuse, legal compliance or protection of the platform or its users.

7. Accounts and security

You must provide accurate, current and complete registration and organisation information.

You are responsible for activity carried out through your account and for keeping login credentials secure.

You must promptly update information that becomes materially inaccurate.

You must not share an individual login in a way that defeats account security or audit controls.

You must notify us promptly if you suspect unauthorised access or compromise.

8. Listings, requirements and authority

You may publish only information you are authorised to publish. If you list a property, you must have a genuine and current authority or other lawful basis to market or introduce that property in the manner represented on CorpHaus.

You must not list a property that you first became aware of through CorpHaus where you do not otherwise have authority to market it. Sourcer Pro members must accurately declare their relationship to each property and confirm that they hold authority to market it.

We may use address or other matching to identify potential duplicate or reposted listings. Automated or administrative flags are not conclusive evidence of a breach. We may request evidence of authority before allowing a listing to remain live.

9. Property and requirement information

You are responsible for the accuracy of information you submit, including rent, availability, property type, bedroom count, licensing status, compliance information, accessibility, parking, garden, permitted use, lease requirements and other commercial criteria.

Information must be kept reasonably current. You must remove or update a listing or requirement when it is no longer available, authorised or accurate.

10. Matching and scoring

Matching scores and explanations are generated from information supplied by members and platform rules. They do not constitute professional advice, valuation, legal advice, compliance advice, a suitability determination or a representation that a property can lawfully be used for the purpose proposed.

You must make your own assessment before entering into any transaction.

11. Communications and negotiations

Members may communicate and propose terms through CorpHaus. Communications and proposals made on the platform do not by themselves make CorpHaus a party to the resulting transaction.

A placement recorded on CorpHaus is a platform record that members have indicated a transaction or placement has occurred. It is not the underlying lease, tenancy, licence, sourcing agreement or other contract.

12. Confidentiality and platform visibility

The platform intentionally limits access to certain information. A supply-side member may not be able to browse or enumerate the full provider network and may see provider information only where the provider has engaged with its listing.

Street addresses may be withheld from searchers. Search results may show only town and postcode until the platform makes further information available in accordance with its workflow.

You must not attempt to circumvent these restrictions, scrape hidden information, reconstruct the member network, or use information obtained through CorpHaus for an unrelated purpose.

13. Subscriptions and payment

13.1 Free trial

Paid membership begins with a free trial from registration. The standard trial is 30 days. CorpHaus is currently running a limited launch promotion under which a capped number of founding members receive a 90-day trial instead. Founding places are limited, are allocated in order of registration, and the promotion may be closed at any time; closing it does not shorten a trial already granted. The trial that applies to your account is the one shown to you at registration. Entering payment details during the trial does not restart or shorten it. If payment details are added very near the end of the trial, technical payment-provider constraints may result in billing beginning immediately; the amount and timing presented at checkout will govern before you confirm payment.

13.2 Billing

Paid subscriptions renew monthly until cancelled. Payments are processed by Stripe. CorpHaus does not receive or store your full card details.

13.3 Upgrades and downgrades

Tier changes take effect immediately unless the interface states otherwise. Stripe may calculate a prorated charge or credit for the unused part of the current billing period. The applicable price and any immediate charge or credit should be displayed before confirmation.

Changing tier may remove features immediately. For example, moving from a tier that permits searching to one that does not will remove search access.

13.4 Legacy or grandfathered pricing

Any legacy, promotional or grandfathered price applies only while you remain on the membership tier to which that price was granted. If you change tier, the then-current price for the new tier applies. If you later return to a previous tier, the then-current price for that tier applies and any former legacy or grandfathered price will not be restored.

13.5 Cancellation

You may cancel a paid subscription using the available self-service controls. Cancellation normally takes effect at the end of the current paid billing period and paid access continues until then.

13.6 Refunds

Subscription fees already paid are non-refundable, including where you cancel part-way through a billing period, except where a refund is required by law or we choose to issue one at our discretion. This does not limit any right that cannot lawfully be excluded.

13.7 Failed payment and suspension

If a renewal or other required payment fails, paid subscription features may be suspended immediately. Listings may be taken offline or hidden while payment remains unresolved, but are not deleted merely because payment failed. Once the subscription returns to good standing, eligible listings may be restored to the market.

A lapsed member may retain access to its own historic information to the extent the platform makes that available, but is not entitled to paid features without an active subscription or unexpired trial.

13.8 Price changes

We may change subscription prices. A new price may apply immediately to new subscriptions. Where we intend to increase the recurring price of an existing member’s current subscription, we will give at least 30 days’ notice before the increased recurring price takes effect. If you do not wish to continue at the new price, you may cancel before it takes effect.

The 30-day notice rule does not prevent a different price applying when you voluntarily change tier, provided the applicable price is disclosed before you confirm the change.

14. Acceptable use

You must comply with the Acceptable Use and Listing Policy forming part of these Terms. In particular, you must not use CorpHaus for fraud, unlawful discrimination, harassment, impersonation, spam, unauthorised marketing, unlawful content, intellectual-property infringement, malicious software, scraping, security attacks or deliberate circumvention of membership restrictions.

15. Uploaded documents and third-party information

You must have a lawful and legitimate basis to upload documents and personal information. Do not upload special category, highly sensitive or unrelated personal information into general or "other" upload fields unless it is genuinely necessary and lawful to do so.

Where you provide information about another individual, including a proposed guarantor, you confirm that you are entitled to provide it, that the information is relevant to the intended transaction or assessment, and that you will provide any privacy information or notice reasonably required in connection with that disclosure.

We may restrict, quarantine or delete documents that appear unlawful, irrelevant, malicious or inconsistent with these Terms.

16. Intellectual property

CorpHaus and its software, branding, interface, scoring logic, databases and platform content supplied by us are owned by or licensed to us and are protected by applicable intellectual-property laws.

You retain ownership of content you submit. You grant us a non-exclusive, worldwide, royalty-free licence for the period reasonably necessary to host, copy, process, display and otherwise use that content to operate, secure and improve CorpHaus and provide the service to you and other authorised members.

You must have the rights necessary to grant this licence.

17. Moderation, suspension and termination

We may investigate suspected breaches and may remove or restrict content, request evidence, issue a warning, suspend functionality or suspend or terminate an account where reasonably necessary.

For suspected unauthorised reposting, our normal approach may be to investigate and, where appropriate, warn on a first breach and suspend or terminate for repeated or serious breaches. We may take immediate action for fraud, illegality, security threats, serious abuse, deliberate deception or other conduct creating material risk.

Where we terminate for a serious or repeated breach attributable to you, unused subscription fees are not automatically refundable. We may issue a refund or credit at our discretion where appropriate.

18. Reporting illegal, fraudulent or inappropriate activity

Users can report suspected fraud, unlawful content, misrepresented listings, abusive conduct or other breaches through any in-product reporting mechanism made available or by emailing support@corphaus.co.uk.

We may preserve relevant records, restrict content or accounts while investigating, request further information, and take proportionate action. Our Reporting and Complaints Policy explains the process in more detail.

19. Availability and changes to the service

We aim to keep CorpHaus available but do not guarantee uninterrupted or error-free operation. We may maintain, update, modify, add or remove features. We will use reasonable efforts to give notice of material changes that substantially reduce a paid service, except where urgent action is required for security, legal compliance or platform integrity.

20. Disclaimers

To the fullest extent permitted by law, CorpHaus is provided on an "as available" basis. We do not warrant that a member is genuine, solvent, compliant or suitable; that a property is owned by the person represented, available, compliant, licensed or suitable; that uploaded documents are authentic or current; that a matching score is correct for your circumstances; or that a proposed transaction will proceed.

Nothing on CorpHaus is legal, financial, tax, planning, property, regulatory, safeguarding or other professional advice.

21. Liability

Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation.

Subject to the paragraph above, we are not liable for: loss of profit, revenue, business, opportunity, anticipated savings or goodwill; indirect or consequential loss; losses arising from a transaction or proposed transaction between members; the acts or omissions of another member; or reliance on member-supplied information, documents or matching results.

Subject to the exclusions above, our total aggregate liability to you arising out of or in connection with CorpHaus in any 12-month period will not exceed the greater of (a) the subscription fees actually paid by you to us in the 12 months preceding the event giving rise to the claim and (b) £500.

The limitations in this section apply only to the extent permitted by law and are intended for business users allocating commercial risk between themselves.

22. Indemnity

You will be responsible for losses, liabilities, claims, costs and reasonable professional expenses incurred by us arising from your unlawful use of CorpHaus, your material breach of these Terms, content you had no right to submit, or a material misrepresentation by you, to the extent such loss was reasonably foreseeable and caused by your breach.

23. Data protection

Our Privacy Policy explains how we process personal information. Each member remains responsible for its own compliance with data-protection law in relation to information it obtains or shares through CorpHaus.

24. Closing your account

You may request account closure in accordance with our Account Closure, Deletion and Retention Policy. Closing an account does not necessarily erase all records immediately. We may retain or anonymise information where necessary for legal obligations, accounting, fraud prevention, security, dispute resolution, establishment or defence of legal claims, or preservation of shared commercial records.

25. Changes to these Terms

We may update these Terms. For material changes affecting an existing paid subscription, we will provide reasonable notice. Where a change materially alters the basis on which you use the service, we may require you to accept the updated Terms before continuing to use CorpHaus.

The version and effective date displayed on the Terms page will identify the current Terms.

26. Transfer

You may not transfer your rights under these Terms without our written consent. We may transfer our rights and obligations to another company as part of a reorganisation, sale, transfer of the CorpHaus business or establishment of a dedicated CorpHaus operating company, provided this does not materially reduce your contractual rights.

27. General

If any provision is held invalid or unenforceable, the remaining provisions remain in effect. A delay in enforcing a right is not a waiver of it. These Terms and the policies expressly incorporated into them form the agreement between you and us concerning use of CorpHaus, subject to any separate written agreement expressly agreed by us.

28. Governing law and jurisdiction

These Terms and any non-contractual obligations arising from them are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction, unless applicable law requires otherwise.
